Important Lake Walden Cove Utilities Emergency Guide
Essential information for handling water, electrical, and pool emergencies at Lake Walden Cove.
⚠️ In Case of Water Emergency
If you detect a water leak, locate and close the nearest shutoff valve immediately. Alert neighbors as a burst pipe can affect multiple units.
🏘️ HOA Main Water Cutoff (All 11 Houses)

The main water cutoff shuts off water to all 11 houses in the HOA. It is located outside the main gate to the cove on the East side of the driveway, near the street.
🏢 COA Main Water Cutoff (All 10 Condos)

The COA cutoff controls water to all 10 condos, bulkhead spigots, and pool/cabana. It is located directly in front of the condominium building, outside of the fence running along River Road.
🏠 Individual Condo Unit Shutoffs
Each unit has a water shutoff at ground level in front of the unit.
🚤 Docks, Swimming Pool and Cabana Shutoff

There are a pair of covers in the grass on the East side of the sidewalk, near dock 1. One cover is over our water meter and is used to indicate if there is a leak downstream. The second cover allows one to shut off the water to the docks, swimming pool and cabana.
🏊 Pool/Cabana Water Shutoff

The valve closest to the pool shuts off water to both the pool and cabana. It is located within the triangle formed by the sidewalks to the west of the swimming pool. The access cover often gets covered up by grass, so you generally have to feel for it to find it. The valve closet to the lake is a shutoff for docks 4 and 5 (only).
Water Shutoffs for Individual Houses

#201: Between the cul-de-sac side and SW corner of garage. Turn the knob beneath the box. A wooden box immediately south of the green cover was installed in 2025 and contains piping with water hammer suppression.

#202: The only known cutoff is located inside the garage along the back wall of the workshop (single garage door). Must remove cover plate (arrow) to get to it.

#205: Cutoff and back-flow preventer located along front entrance to the house on the right hand side of the sidewalk.

#207 & #208: There are three round covers at southwest corner of property approximately 10 ft from LWC Road. Valve #1 is 10 ft from road and is the water cutoff for #207. Valve #2 located 12ft from LWC Road is sprinkler cutoff. Valve #3 is located 3ft south of Valve #1 and is cutoff for #208.

#211: North end of property, marked with styrofoam. Under the fake rock. Located 3ft from sprinkler (August 2025).

#213: Under the fake rock along Lake Walden Cove Road, West side of their lot

#214, #216, [and #217 upstream]: This group of valves is located between 214 and 216 as shown in the picture below. When 217 changed their source for water to the HOA system, the tie-in was done here. That is why there is an upstream valve for 217 here.
There is also a valve that shuts-off water to both 214 and 216 as well as individual shut-off valves for each house.

#217 [downstream] -- Along the side of the driveway approximately 4ft north of LWC Road at southwest corner of the lot underneath round 5” light green cover.
⚡ Electrical Systems
There are three sources for community electrical power.
🔌 Front Gate Meter and Panel Box
There is a circuit panel on a post to the southeast of the main gate. This panel has breakers for the gate, the two street lights (gate and across from 214). There is also a 240 VAC plug for use if needed.

🚪 Gate Operation During Power Failure
Should the power fail, the gate can be pushed open manually with no damage to the opener. After power is restored, one must actuate the gate (using the keypad, remote or by driving a vehicle through the gate) in order for the opener to cycle the gate to close. There is usually a delay of a few seconds.
⏱️ Note: The gate is timed to stay open for approximately 9 seconds before closing. The gate can be opened and kept open by opening it and then flipping its circuit breaker off.
🔌 Tennis Courts and Cabana Meter and Panel Box
This meter is located to the east of the garbage dumpster. It has a main switch and individual circuit breakers for each of three circuits.

There is also a circuit panel located in the pool pump house. If the main breaker at the meter has been tripped, there will be no power to this pump house electrical panel. If the one desires to turn off the power to the pump house breaker, one should use appropriate lock-out, tag-out procedures to ensure that the power is not accidentally restored.
There is also a circuit panel box 2ft above ground level on a light pole on the West side of the tennis courts to power the tennis court lights
🔌 Bulkhead & Floodlights Meter and Panel Boxes
This meter (see photo below) is located in a small electrical box located on the southwest wall of the condos (behind the fence/gate). In addition, each dock has its own electrical panel. Ground Fault Circuit Interrupt protection is provided at each dock slip by individual GFCI outlets. The two street lights are powered from the bulkhead power through respective adjacent electrical panels.

🔌 Flooding Conditions
When there is threat of a flood, we turn off the Bulkhead main breaker at the condo meter and to be doubly safe, the master breaker at each dock electrical panel. Water can get (and has gotten) high enough to flood the GFCI outlets.
After the water recedes, we use an adapter plate (Pete designed and 3D printed) along with compressed air to blow water out of all conduits on each of the five docks. This is typically a half-day operation. Also, typically, we have to replace several GFCI outlets after each flood event. Each community member is responsible for the cost of replacing the GFCI outlet for their slip.
Each owner is responsible for upkeep of their motorized lifts. It is highly recommended that owners remove their lift motors before their motors get flooded as the motors are not sealed. In fact, the motors are good at letting water get in, but not good at letting water get out after a flood recedes. Should a motor get flooded, we recommend opening it, drying it, and replacing the ball bearings (if so equipped) ASAP.
🏊 Pool Maintenance
💦 Water Level
We try to keep the pool filled to the mortar line between the two sets of dark blue tiles that go around the border of the pool. Especially in the summer, significant amount of water must be added every few days due to evaporation losses of up to 3/8 inch per day.
There is a ¼-turn Pool make-up Water Valve located near the cabana water spigot on the East side of the cabana (shown in the picture on Page 12 of this document). Opening this valve will fill the pool. We recommend opening the water fill valve the full ¼ turn for maximum flow rate. There is no automatic shutoff, so one must mind the level of the pool and shutoff the valve when the pool is full.
After filling the pool, open the spigot valve fully before closing the ¼-turn pool make-up water valve, then close the spigot. This reduces the effect of water hammer when closing the ¼ turn valve.
Document the full and maximum water level. There is no automatic refill system - checking water level every 6 days is recommended to reduce the effect of people noticing low water.
🔄 Filter System
The large spherical filter requires back-washing as mandatory maintenance at regular intervals. The pool filter uses sand to filter the water. The filter is the large, roughly spherical tank on the west side of the pump house and it has a large valve on top of it. After storms and also during high pollen times in spring, the pool filter can become clogged between times when the pool maintenance service comes.

BACKWASH Procedure:
1. Turn off the pump
Turn off the pump. This is mandatory as failure to do so will blow out the seal in the multifunction valve that you will be rotating during the next step.
2. Set Valve to Backwash
Turn the multiport valve to the BACKWASH position.
3. Run Until Clear
Turn the pump back on and run until water in the sight glass runs clear. After a minute or so, the water will clear up, indicating the filter is clean. You can also see the water being discharged outside of the cabana.
4. Return to Filter Mode
- Turn the pump off (mandatory).
- Set valve back to FILTER position for normal operation.
- Depending on how long the backwashing takes, you may have to add some make-up water to the pool.
- Turn the pump on.
Depending on use, backwashing may be needed every few weeks.
❄️ Freeze Preparation
🚨 Freeze Alert
Alert neighbors about freeze possibility. ALL pipes can burst when temperatures drop below freezing. Service all areas (see locations above).
🚿 Preparation Steps
To winterize the pool, docks, and cabana:
- Shut off the main water valve serving the pool, cabana, and dock spigots (located near dock 1, as shown on Page 3). Open the spigots on each dock (so five in total) to vent the risers.
- Drain piping at cabana: At ground level 2ft to the right of the Cabana water spigot (at northeast corner of the Cabana) is a red in color valve that allows for the drainage of the fresh water lines underneath the pool deck (AKA freeze drain valve in picture below). While not perfect, opening this valve usually prevents the freezing of these lines. There is also a white cap at the exit of the red valve that just pulls off. It is used to keep the inside of the drain valve clean. Also, open the pool make-up valve and water spigot to let the water drain better.
- Be sure to close the red drain valve and replace the white cap after draining.
- Flush both toilets until tanks are empty. The small amount of water that remains in the toilet bowl should not crack the toilets

⚠️ Post-Freeze Checklist
After temperatures rise above freezing, inspect all exposed pipes for cracks or leaks before fully restoring water pressure.
